Capital appreciation gets most of the attention in Gurgaon real estate conversations, but if you're buying to rent out, yield — not just price growth — is what actually determines whether the investment pays for itself month to month. Here's how the numbers generally break down across property types.
Gross rental yield is simply your annual rent divided by the property's purchase price, expressed as a percentage. A ₹60 lakh apartment renting for ₹20,000 a month (₹2.4 lakh a year) is delivering roughly a 4% gross yield. This is a starting-point number — it doesn't account for maintenance charges, property tax, vacancy periods, or loan interest, all of which reduce your actual net return. Use it to compare options against each other, not as your final take-home number.
Gurgaon's residential rental yields are, city-wide, generally in the 3–4% range — on the lower end compared to some other Indian cities, which is typical for a market where capital values have historically been driven more by appreciation expectations than by rental income. Within that range:
These are industry-estimated ranges, not guarantees — actual yield on any specific unit depends heavily on exact location, tenant demand in that micro-market, and the price you actually paid relative to comparable units.
If yield is your primary goal rather than a secondary consideration, commercial real estate is worth understanding even if you ultimately choose residential. Grade-A office space in Gurgaon typically delivers 6–10% annual yield, with prime corridors like Golf Course Road and Cyber City often in the 7–9% range. Retail space in well-located mixed-use developments generally runs 5–8%, depending heavily on footfall. That gap — commercial running roughly double residential yields — is the core reason serious income-focused investors look at commercial alongside or instead of residential.
If capital appreciation is your primary goal, residential in a growth corridor may still make sense despite modest yields. If monthly income is the actual priority, commercial space or carefully chosen, reasonably priced residential units near employment hubs will outperform premium apartments bought at launch pricing. Know which goal you're actually optimizing for before you buy — the two goals don't always point to the same property.
Commercial assets outyield residential in Gurgaon, but they also come with different risk and management demands. Match the property type to how hands-on you want to be, not just the headline yield number.
