Five resale and under-construction options across Gurgaon's established and emerging corridors — compared for you if your primary goal is rental income, not just an address.

If your goal is rental income rather than a home to live in, the calculus changes: location that supports strong tenant demand, a possession timeline that gets you earning sooner rather than later, and an entry price that doesn't erode your yield all matter more than brochure amenities. Here's how five current Gurgaon options — two on Golf Course Extension Road, and one each in Sector 79, Sector 61 and Sector 36A — compare on exactly those points.
Before comparing these five on yield, it's worth being precise about what "good" looks like in this market. Residential rental yields in Gurgaon typically run in the 2.25%–3% range, with well-established corridors on Golf Course Extension Road generally sitting toward the middle of that band and newer or less-tested micro-markets showing more variation. That's meaningfully lower than commercial yields in the city (often 4%–6%), but Gurgaon's large corporate and expat tenant base makes residential rental demand relatively liquid compared to many other NCR markets.
Golf Course Extension Road, opposite DLF The Arbour (Sector 63). A low-rise gated society — the address does a lot of the work here: sitting directly opposite one of GCER's most established luxury addresses typically supports a higher rent ceiling than the corridor average. No rental income until possession, but a 25:25:50 payment plan keeps cash outflow low today.

Sector 67A, Golf Course Extension Road. A 37.5-acre condominium township, ready to move with high occupancy. The closest thing on this list to a "buy and start earning" option — with OC already in hand, a tenant can move in almost as soon as you complete the purchase, no pre-EMI period, no developer delivery wait.

Sector 79, near NH-48 and the Aravallis. Low-rise floors (Stilt+4), near the upcoming DLF Privana and Golf Hills, with distress deals reported available as of August 2026. By a wide margin the lowest entry ticket on this list — the proximity to large upcoming DLF developments is a genuine growth-corridor bet, but still a bet on future absorption, not an established rental market today.

Sector 61, diagonally opposite the Grand Hyatt. A 25-acre low-rise development, ~1,300 units, largely at possession stage. The one option here combining immediate rental income with a stated case for further appreciation — a Grand Hyatt-adjacent address, ready to rent out now, at a price flagged as currently undervalued relative to the surrounding corridor.

Sector 36A, at the Dwarka Expressway & Central Peripheral Road junction, next to the upcoming Global City. A G+38 high-rise with fully furnished, compact 1.5 & 2 BHK units — deliberately built for the rental market rather than end-use, drawing young executives and dual-income tenants who'll pay a premium to skip furnishing. Only 20% due now, with the rest starting after a 2-year gap.

| Your Priority | Best Fit | Why |
|---|---|---|
| Rental income starting immediately | Ireo The Corridors | Occupied society — no possession wait, no pre-EMI period. |
| Lowest entry ticket / capital efficiency | M3M Antalya Hills | Roughly half the price of the most expensive option here for a comparable 2 BHK. |
| Yield today plus appreciation upside | Smartworld Orchard | Ready to move, in a location flagged as currently undervalued. |
| Highest achievable rent ceiling | Prime Residences | Premium micro-location directly opposite an established luxury address. |
| Furnished-rental / young-professional tenant profile | Max Terraces | Fully furnished compact format, purpose-built for this tenant segment. |
| Long-horizon growth-corridor bet | Max Terraces | Tied to Global City, a government-backed township whose first phase lands end-2026 and builds out through 2035. |
None of these five is automatically the "best" yield play — a ready-to-move project in an established micro-market gets rent flowing in for you today at a fair entry price, while an under-construction unit in a growth corridor like Sector 36A trades a longer wait for a lower entry cost with higher possible upside from a Grade A developer. Match the property to your investment horizon and risk tolerance, not just the headline price, and get real rental comparables for the specific micro-market before any offer goes in.
