UPDATED ON 10 AUGUST 2026
An unbiased, side-by-side comparison of Tulip Crimson, Tulip Melrose, Tonino Lamborghini Residences, Signature Global Sarvam and Emaar Serenity Hills — across price, product, location and developer track record.

Five new launches, two growth corridors, and five very different definitions of "luxury." If you're evaluating options on Southern Peripheral Road (SPR) or Dwarka Expressway (DXP) right now, chances are at least one of these projects is already on your shortlist. This is Fynest Realty's independent, side-by-side comparison — compiled from project brochures, HARERA records and current market listings — built to help you choose based on facts, not brochure adjectives.
These five projects are not interchangeable. Each is built around a different definition of premium living — and two sit in different micro-markets entirely. The right choice depends on whether you prioritise branded luxury, large-family space, value within SPR, a wellness-led ecosystem, or a newly-launched green-certified township on the edge of Dwarka Expressway.
| Project | Location | Land | Homes | Configuration | Indicative Price | Positioning |
|---|---|---|---|---|---|---|
| Tulip Crimson | Sector 70, SPR | 9.17 acres | 720 units | 4 BHK, ~3,090 sq. ft. | ~₹5.56 Cr | Luxury value on SPR |
| Tulip Melrose | Sector 70, SPR | 7.5 acres | ~608–624 units | 5 BHK + Study, 3,216 sq. ft. | ~₹5.65 Cr | Large family luxury |
| Tonino Lamborghini | Sector 71, SPR | 12.4 acres | ~800–812 units | 3, 4 & 4.5 BHK, 2,050–2,800 sq. ft. | ₹21,950/sq.ft pre-launch → ₹23,000/sq.ft launch | Branded residences |
| Signature Global Sarvam | Sector 37D, DXP | 13.57 acres | ~1,800 units | 3 & 4 BHK, utility variants | ~₹2.98 Cr starting; ~₹16,950/sq.ft base | Wellness ecosystem |
| Emaar Serenity Hills | Sector 86, near DXP | 25.9 acres (Ph.1: 4 of 13 towers) | Not disclosed (Ph.1) | 3 BHK, 1,751–2,279 sq. ft. super area | ₹3.02 Cr – ₹3.98 Cr | IGBC-certified green township |
| Project | Approx. Units / Acre |
|---|---|
| Tonino Lamborghini | 65.5 |
| Tulip Crimson | 78.5 |
| Tulip Melrose | 81.1 |
| Signature Global Sarvam | 132.7 |
Emaar Serenity Hills is excluded here: only 4 of its planned 13 towers are being sold in this phase and total project unit count isn't disclosed in Phase 1, so a reliable density figure can't be calculated yet. Density is a useful comparison metric, not a standalone quality measure.
Crimson and Melrose compete directly with each other on SPR — same sector, same developer, different bedroom counts but very similar layout. Tonino Lamborghini sits apart through brand and low density rather than location. Sarvam and Emaar Serenity Hills both sit on the Dwarka Expressway side of Gurugram rather than SPR, so choosing between "SPR" and "DXP/Sector 86" really means choosing a growth corridor first, and a specific project second.
Where marketed pricing and current public listings disagree, both are shown below — always verify the live cost sheet before making a decision.
Sector 70, SPR, Gurgaon. 9.17 acres · 5 towers (A–E) · 720 main units. Configuration: 4 BHK, 3,090 sq. ft. Best suited for a buyer seeking luxury on SPR without paying a large branded-residence premium. Current public listings show ~₹18,000/sq. ft.
RERA GGM/834/566/2024/61. Pricing and specifications indicative as of October 2026, based on public listings; subject to revision by Tulip Infratech.
Sector 70, SPR, Gurgaon. 7.5 acres · approx. 608–624 units. Single-configuration project — every home is 5 BHK + Study + Powder Room, 3,216 sq. ft. super area, which sharpens its large-family positioning. Current public listings show ~₹16,000/sq. ft. Possession tentatively Dec 2030–31.
RERA RC/REP/HARERA/GGM/1007/739/2025/110. Pricing and specifications indicative as of October 2026, based on public listings; subject to revision by Tulip Infratech.
Sector 71, SPR, Gurgaon. 12.4 acres · 5 towers · ~800–812 units. Configuration: 3 BHK 2,050 sq. ft. · 4 BHK 2,450–2,500 sq. ft. · 4.5 BHK 2,800 sq. ft. India's first Tonino Lamborghini-branded residences — the only project here differentiated by both brand licence and low density. Pre-launch / Phase 1 (Aug 2026).
RERA registration to be confirmed. Pricing and specifications indicative as of October 2026, based on public listings; subject to revision by Signature Global.
Sector 37D, Dwarka Expressway, Gurugram. 13.5656 acres · 11 towers (T-1–T-11) · ~1,800 units. Configuration: 3 & 4 BHK, including utility variants. High density, with a focus on wellness and community amenities. Under construction — DTCP licence Dec 2024.
HARERA Lic. No. 172/2024. Pricing and specifications indicative as of October 2026, based on public listings; subject to revision by Signature Global.
Sector 86, Gurugram — 2.9 km from Dwarka Expressway, 3.8 km from NH-48. "Come Home to Acres of Nature": an IGBC Platinum pre-certified green township on 25.9 total acres (13 towers planned, 4 in Phase 1 — D, E, F, G), with 8 acres of central greens, 20+ acres of landscaped open space, and just 15% ground coverage against 35% permissible. 80%+ homes overlook central greens or are corner units. Only 4 of 13 planned towers are on offer — treat this as an early-phase launch, not a fully de-risked project.

| Buyer Priority | Best Fit | Why |
|---|---|---|
| International luxury brand and prestige | Tonino Lamborghini | Strongest brand differentiation, low density and Italian design positioning. |
| Large family residence | Tulip Melrose | 5 BHK + Study at 3,216 sq. ft. creates the clearest large-family proposition — and it's the only configuration on offer. |
| Luxury value on SPR | Tulip Crimson | Large 4 BHK format with a lower entry point than the branded-residence proposition. |
| Wellness-led lifestyle | Signature Global Sarvam | Wellness is the central concept, supported by yoga, fitness, nature and lifestyle programming. |
| Sustainability / green-certified home | Emaar Serenity Hills | The only IGBC Platinum pre-certified project here. |
| Lowest entry ticket size | Signature Global Sarvam | ~₹2.90 Cr starting per developer material, ahead of Emaar's ~₹3.02 Cr. |
| Lower community density | Tonino Lamborghini | Approx. 65.5 units per acre based on ~812 residences over 12.4 acres — the lowest of the four projects with disclosed unit counts. |
| Broadest configuration choice | Tonino Lamborghini | 3, 4 and 4.5 BHK options provide a wider buyer pool than any other project here. |
| Newest launch / longest development runway | Emaar Serenity Hills | RERA registered October 2025, the most recently launched of the five. |
| Dimension | Crimson | Melrose | Tonino | Sarvam | Emaar |

| Investor story | SPR growth + value | Large-format scarcity | Brand scarcity + low density | DXP growth + ecosystem | New-launch entry pricing on DXP fringe |
Three projects sit on SPR, one sits inside DXP Estate proper, and one sits on the Sector 86 fringe of Dwarka Expressway — each corridor tells a different growth story.
Strong, already-forming premium residential momentum. Proximity to Golf Course Extension Road, Sohna Road and NH-48. Best represented here by Crimson, Melrose and Tonino Lamborghini — the most established of the three luxury narratives.
Major regional connectivity corridor with a strong airport, Delhi and NCR connectivity story, and large-scale mixed-use development potential. Sarvam sits within DXP Estate itself.
2.9 km from Dwarka Expressway, 3.8 km from NH-48 — adjacent to, not inside, the main corridor. Newer, less-tested micro-location, anchored by Emaar's own township scale (25.9 acres, IGBC-certified).
For a buyer focused on established premium residential positioning, SPR currently has the stronger luxury narrative. For a buyer focused on the larger infrastructure and connectivity story, Dwarka Expressway proper (Sarvam) offers a different investment thesis built on proximity to Delhi and the airport. Sector 86 (Emaar) is the least-tested of the three — it borrows DXP's connectivity story without yet having DXP Estate's own scale of mixed-use development around it.
If you're genuinely undecided, we wouldn't recommend selecting a project only on the basis of brochure aesthetics or headline amenities. The decision should start with intended use, budget, desired home size, time horizon and tolerance for early-stage construction risk.
| Category | First Choice | Second Choice |
|---|---|---|
| Prestige / brand | Tonino Lamborghini | Tulip Melrose |
| Large family home | Tulip Melrose | Tulip Crimson |
| Value within SPR luxury | Tulip Crimson | Tonino Lamborghini |
| Wellness lifestyle | Signature Global Sarvam | Tulip Melrose |
| Sustainability / green home | Emaar Serenity Hills | Signature Global Sarvam |
| Exclusivity / density | Tonino Lamborghini | Tulip Crimson |
| Configuration flexibility | Tonino Lamborghini | Signature Global Sarvam |
| Lowest entry ticket | Signature Global Sarvam | Emaar Serenity Hills |
| Longest development runway / newest launch | Emaar Serenity Hills | Tulip Melrose |
For a client with a ₹5 Cr+ luxury budget who values exclusivity and brand recognition, Tonino Lamborghini is the most differentiated proposition. For a family that needs maximum usable space, Melrose deserves priority — but its single-configuration, single-price-point design means there's no smaller entry option within the project. For a buyer wanting to enter the SPR luxury segment with a lower ticket, Crimson is the more logical starting point. For someone whose lifestyle is centred on wellness and the DXP growth story at the lowest entry price among the five, Sarvam deserves a closer look. And for a buyer comfortable taking on early-stage construction risk in exchange for the newest, most sustainability-forward product and the longest payment runway, Emaar Serenity Hills is worth a site visit.
None of these five is a wrong answer — they're just answers to different questions. Tonino Lamborghini sells brand and scarcity, Melrose sells space, Crimson sells SPR value, Sarvam sells a wellness-led DXP entry, and Emaar sells the longest runway on the newest, greenest product. The task isn't picking any one of them; it's deciding which question you're actually trying to answer before you shortlist.
