UPDATED ON 15 OCTOBER 2026
Four towers, 81% open space, three clubs and homes from ₹5.91 crore. Here is what Godrej is building in Sector 63A and how the price stacks up.
Sector 63A has filled up fast. Between Conscient, Sobha, TARC, DLF and now Godrej, a buyer on Golf Course Extension Road is spoilt for choice, and a lot of the pitches sound alike. Godrej Verano is the one that tries hard to sound different.
It's built around a Miami-style idea of bay living, with four towers on about 11.4 acres and three clubs wrapped around the buildings. Homes start at ₹5.91 crore. Here's what's actually being built, what it costs per square foot, and who it makes sense for.
| Detail | Information |
|---|---|
| Location | Sector 63A, Golf Course Extension Road, at the first exit |

| Payment plan | 20 x 5 |
| Expression of interest | ₹10 lakh |
| RERA | GGM/1081/813/2026/53, dated 11.08.2026 |
Verano sits at the very first exit of Golf Course Extension Road, on the Aravalli-facing side of the sector. That helps in two ways. You reach it before the traffic builds up, and the low-rise locality around it keeps the outlook open. A 24-metre approach road joins the 60-metre sector road, so getting in and out isn't a squeeze.
On timings, HUDA City Centre Metro is about 20 minutes away, Dwarka Expressway about 30, and IGI Airport 30 to 35 minutes. The SPR, Sohna Road and NH-48 are all within reach. The upcoming Greater SPR is meant to link the new sectors to NH-48 with far less congestion. It's still being assembled, so we'd count it as upside rather than a promise.
Godrej calls it TriBay. Instead of one big clubhouse, there are three distinct districts, and between them they add up to more than 2 lakh sq. ft. of clubs and amenities.
| Club | Size | What's in it |
|---|---|---|
| Racquet Club | About 2 acres, ~87,000 sq. ft. | Multipurpose court, pickleball, padel, cricket net, athletic track, and an indoor club for badminton, squash and table tennis |
| Beach Club | About 1.3 acres, ~56,000 sq. ft. | Zero-edge beach-style pool, temperature-controlled indoor pool, spa, sauna, jacuzzi and salon, mini theatre, gym and banquet hall |
| Business Club and Social Lawn | About 1.5 acres, ~65,000 sq. ft. | Business lounge, event space and cafe, and a multi-function lawn with semi-private seating pavilions |
The master plan is the quieter selling point. Only 19% of the land is built on, which leaves more than 8 acres of landscape and 500-plus trees between four towers. On a road where most launches are packed in, that's a real difference.
Godrej has kept the number of homes per floor low, so every home is a corner unit. Every one of them also looks out over either the Aravallis or the low-rise skyline.
| Home | Super area | Price |
|---|---|---|
| 3 BHK | 2,150 sq. ft. | ₹5.91 Cr |
| 3 BHK | 2,250 sq. ft. | ₹6.19 Cr |
| 3 BHK + Utility | 2,675 sq. ft. | ₹7.36 Cr |
| 3 BHK + Utility | 2,750 sq. ft. | ₹7.56 Cr |
| 4 BHK + Utility | 2,950 sq. ft. | ₹8.11 Cr |
| 5 BHK + Utility | 3,900 sq. ft. | ₹10.73 Cr |
| Penthouse | On request | On request |
Every size works out to about ₹27,500 per sq. ft., so the price climbs in a straight line with the area. The payment plan is 20 x 5, which reads as five instalments of 20% each, and the expression of interest is ₹10 lakh.
| Project | Rate per sq. ft. (approx.) | Note |
|---|---|---|
| Conscient Hines Vista | ₹23,600 pre-launch, ₹24,600 after launch | Pre-launch rate, not yet launched |
| TARC Ishva | ₹25,000 | Launch price list |
| Sobha Crescent | ₹25,750 | Launch price list |
| Godrej Verano | ₹27,500 | Developer price list |
| DLF Aureva | ₹28,000 to ₹32,000 | Senior living, estimated |
At about ₹27,500, Verano sits roughly 7% above Sobha Crescent and 10% above TARC Ishva. Against Vista's post-launch rate it's about 12% higher. That premium is for the Godrej name, a master plan with this much open land, and three clubs instead of one. It's a fair ask for what's on offer, and it's below Aureva, which is a different kind of product.
Godrej Properties was founded in 1990 and has just closed FY26 with the highest annual booking value recorded by a listed Indian real estate company, at ₹34,171 crore, up 16% on the year before, across 17,515 homes. It has delivered 12.1 million sq. ft. across nine cities and holds a land bank for more than 200 million sq. ft. of future development.
When a developer books and delivers at that scale, the delivery risk on a ₹6 crore home looks a good deal smaller than it does with a first-time builder.
Families who want a large, branded, low-density community and are comfortable at ₹6 crore and above. Buyers who care more about open space and clubs than about a central address. And investors who want a Godrej name in a sector that's still early in its build-out.
It's not the pick for someone chasing the lowest rate per square foot in 63A. Plenty of launches here sit a few thousand rupees lower.
Verano is priced above most of its neighbours, so it needs the brand and the master plan to carry that premium. Sector 63A is filling up quickly, which means a lot of new stock will be competing for tenants and resale buyers when these towers are ready. And the Greater SPR link, which helps the whole sector, is still being built.
We like Verano. Godrej at this scale, a master plan that leaves 81% of the land open, three real clubs instead of a token one, and corner homes with views of the Aravallis or the skyline. At about ₹27,500 per square foot, you're paying a measured premium for a project that's genuinely different from the towers around it, in a sector that's become one of the most watched on the corridor.
For a buyer at ₹6 crore and above who wants space, brand and a resort-style life, it belongs on the shortlist. Want current availability, floor plans and the 20 x 5 plan for a specific tower? Tell us and we'll send them across.
