Conscient Hines Vista - New Launch (Sector 63A): One for the Long Game

Hines and Conscient are about to open a 10.5-acre project on Golf Course Extension Road. For investors who think in years rather than months, here's why we're watching it closely.

Conscient Hines Vista - New Launch (Sector 63A): One for the Long Game

Most launches blur together after a while. A big render, a bigger number on the hoarding, a booking window that is always about to close. We've stopped getting excited about them, so it meant something when several clients asked us the same question this month: what do we make of the Conscient Hines project coming up in Sector 63A?

Short answer: for the right investor, quite a lot. The project is being talked about as Conscient Hines Vista, and nearly everything we know so far (the developers, the land, the timing) suits someone who is happy to sit on an asset for a good few years. Here's how we got there.

What we actually know

On 1 September, Elevate Homes, the platform Hines and Conscient set up together, announced its next project: 10.5 acres on Golf Course Extension Road in Sector 63A, about two million sq. ft. of saleable area and more than 600 three- and four-bedroom homes. Benoy is the architect. It's Elevate Homes' third residential project, and it takes the company's NCR portfolio past ₹17,000 crore in development value.

The latest, as of today, is that the developer has applied for HRERA registration. It hasn't come through yet, which is the normal order of things before a launch. Once it does, we're expecting the project to open by the end of November or in December.

The marketing material doing the rounds talks about a low-density layout with around 75% open greens and a clubhouse of about 35,000 sq. ft. The developer hasn't confirmed those figures. The homes and pricing are what we've been told ahead of launch: two sizes, 2,850 sq. ft. at ₹6.73 crore and 4,100 sq. ft. at ₹9.68 crore, on a pre-launch rate of ₹23,600 per sq. ft. and a 20:40:40 payment plan. We unpack all of it below.

Why Sector 63A, and why now

Golf Course Extension Road stopped being the next big thing a while ago. It's simply where a lot of Gurugram's premium money is going. In September, Business Today put the corridor's upcoming launches at nearly ₹35,000 crore, and Sector 63A alone already has Godrej Verano and Anant Raj Estate One in that list. We have covered the rest of the sector's launches in a separate guide.

What matters more than the headline is the price benchmark. Going by the developers' own price lists, this is what the high-rise launches in 63A work out to per sq. ft., with Vista's pre-launch rate at the top for comparison:

ProjectLaunch price rangeRoughly per sq. ft.
Conscient Hines Vista (pre-launch rate)₹6.73 Cr – ₹9.68 Cr₹23,600 (₹24,600 after launch)
TARC Ishva₹7.58 Cr – ₹9.99 Cr₹25,000
Sobha Crescent₹5.00 Cr – ₹7.64 Cr₹25,750
Godrej Verano₹5.91 Cr – ₹10.73 Cr ₹27,500 (Tentative Rates)
DLF Aureva (senior living, estimated)₹11.76 Cr – ₹13.44 Cr₹28,000 – ₹32,000

For a reference point on the developers' own turf, resale listings at the original Elevate in the same vicinity (Sector 59) are currently asking around ₹24,000 to ₹25,000 per sq. ft., according to the property portals. That's the yardstick we hold the new launch against, and the pre-launch rate of ₹23,600 sits just under it, with ₹24,600 after launch still inside it. A brand-new project priced at or below what resale in the older one is asking is a strong place to start from, and it is below every other launch in the table.

You will also hear that a metro is coming. A line from Golf Course Extension Road to Sector 5 was approved back in August 2024, but it's still at the planning stage with no firm date. We treat it as upside, not as a reason to buy.

Who is behind it

Hines and Conscient have done this before, on the same road. Project Elevate in Sector 59 was Hines' first residential venture in India, and its final phase was completed in 2025. Hines has said it brought in over ₹1,100 crore in sales. So buyers have a lived-in project to measure the brand against, not just a brochure. The towers in our banner are their newer Elevate Reserve project in neighbouring Sector 62.

That record doesn't guarantee anything on a new site. But Elevate Homes' CEO, Sudhanshu Dutt, has said the team sees a 10.5-acre plot here as a responsibility to build something the corridor will be defined by, rather than simply added to. It's a developer's line, of course. It's also the right ambition for a site this size.

Why we think this is one of the last of its kind

This is the part we feel strongest about. Look at what has been selling at the top of the market. Oberoi's Three Sixty North sold out its first phase, with homes starting around ₹18 crore. DLF's The Aureva sold all 172 homes for ₹1,985 crore, which works out to about ₹11.5 crore a home. Knight Frank's numbers for the first half of the year showed almost every new Gurugram launch priced above ₹2 crore.

Then look at the land. Godrej bought about 11 acres in Sector 63A in March and expects over ₹4,500 crore of sales from it. Max Estates, a few sectors away in Sector 59, is eyeing more than ₹3,000 crore from just over seven acres. In both cases that's roughly ₹400 crore of sales per acre. When land is being underwritten at that level, premium projects get harder to make work and the next wave of launches on this stretch moves higher. M3M's Brabus Residences in Sector 58 is a fair sign of where things are heading.

That's our read, and nobody can promise what any developer will launch next year. But a premium 3 or 4 BHK of this size, from a sponsor with a track record, at a price that sits inside today's range, is the kind of launch we expect to become rarer on this corridor. We would call Vista one of the last few of its kind before ultra-luxury takes over.

The long game, in numbers

Time is the whole point here. A project like this takes years to build, so if you're in for five to seven years you sit through construction, possession and a few seasons of the neighbourhood actually filling in. So let's put real numbers on it.

Start with the entry price. We understand the pre-launch rate is ₹23,600 per sq. ft., and that it's likely to move up to around ₹24,600 once the project officially launches. That's ₹1,000 a sq. ft., or about 4%, for simply being early. Two home sizes are on offer:

Home sizePre-launch (₹23,600)After launch (₹24,600)Saved by buying early
2,850 sq. ft.₹6.73 Cr₹7.01 Cr₹28.5 lakh
4,100 sq. ft.₹9.68 Cr₹10.09 Cr₹41 lakh

The payment plan is 20:40:40, which suits a long-game investor well. Only the first 20% is due at the start, about ₹1.35 crore on the smaller home and ₹1.94 crore on the larger one. The balance follows in two 40% stages, so your capital isn't all parked on day one.

Now the compounding. Here's what each home could be worth after five years at an assumed annual price growth, if you buy at the pre-launch rate, ignoring rent, costs and taxes. The gain on paper is in brackets. It's a maths example, not a forecast for this project.

Annual growth2,850 sq. ft. at year 54,100 sq. ft. at year 5
0%₹6.73 Cr (₹0)₹9.68 Cr (₹0)
5%₹8.58 Cr (+₹1.86 Cr)₹12.35 Cr (+₹2.67 Cr)
8%₹9.88 Cr (+₹3.16 Cr)₹14.22 Cr (+₹4.54 Cr)
12%₹11.85 Cr (+₹5.13 Cr)₹17.05 Cr (+₹7.38 Cr)

Figures are rounded. Even at a modest 5% a year, the gain on paper is ₹1.86 crore on the smaller home and ₹2.67 crore on the larger one, and that's before counting the ₹28.5 to ₹41 lakh you've already saved by getting in at the pre-launch rate. What you actually keep is the net figure, after stamp duty, GST, interest if you have borrowed, maintenance and what it costs to sell. That's the number we care about.

Who this suits

This isn't a flip. If you need the money back in eighteen months, or you're counting on rent from day one, it isn't for you. It suits someone who can leave the capital alone for five to seven years, can meet every instalment without needing a resale, and cares more about the price they pay than about being first in the queue.

How we weigh the price

With pricing now on the table, we do the same four things we always do. We put the all-in price next to the 63A yardsticks above, on the same area basis. We look at what you get for it: usable area, density, how far apart the towers sit, the specification. We count how much similar stock will be competing for buyers and tenants when this one is ready. And we ask who the eventual buyer is, and what it nets after costs. A lower rate per sq. ft. isn't automatically the better deal, and a famous name doesn't excuse an inflated price.

The risks, plainly

The launch rate could land above ₹24,600. Delays could stretch the holding period. Property is illiquid, and even good corridors have flat years. Other developers will launch against it. And until HRERA registers the project, the name and the numbers stay provisional.

Fynest Take

We like this one. A sponsor with a real track record on the same road, a designer with serious credentials in Benoy, ten and a half acres in a corridor the market has already voted for, and a launch window that sits, in our view, just ahead of the ultra-luxury wave. For anyone who plays the long game, Vista belongs on the shortlist now, well before launch day.

We've already put the pre-launch numbers next to every comparable launch in 63A, and they hold up well. We'll refresh the comparison the day the official price list is released. Want the full pre-launch details and payment plan? Let us know and we'll send them across.
