For investors focused on income rather than a place to live, Gurgaon's commercial yields typically run well above residential. Here's how office and retail actually compare.

Commercial real estate rarely gets the attention residential does in everyday conversation, but for investors focused on income rather than a place to live, it's worth understanding — Gurgaon's commercial yields typically run well above residential. Here's how office and retail actually compare.
Grade-A office space in Gurgaon typically delivers 6–10% annual rental yield, with prime corridors like Golf Course Road and Cyber City often landing in the 7–9% range. Compare that to residential, which generally runs 3–4% city-wide. The gap exists because commercial leases are structured differently — longer lock-in periods, corporate tenants with stronger payment reliability, and rents that scale with business-grade demand rather than household budgets.
Office investment in Gurgaon generally falls into two categories: buying a unit within a large Grade-A commercial tower (often via a builder floor-style strata sale), or investing in smaller SCO (Shop-cum-Office) plots that have become popular along newer corridors. Grade-A towers near established business districts — Cyber City, Golf Course Road, MG Road — command premium rents from MNC and corporate tenants, but also come with premium entry pricing. Newer SCO developments along corridors like Dwarka Expressway have attracted investor interest partly because pre-leased assets there have reportedly touched yields above 10% in some cases, though that's on the higher end and shouldn't be treated as typical.
Retail space in well-located mixed-use developments generally delivers 5–8% yield, but retail is far more footfall-dependent than office. A retail unit in a high-street or well-anchored mixed-use project with strong daily footfall can perform very well; the same square footage in a project with weak footfall or poor anchor-tenant mix can sit vacant for extended periods regardless of the area's overall growth story. Retail rewards buyers who do genuine footfall and catchment-area diligence, not just location-name recognition.
| Factor | Office | Retail |
|---|---|---|
| Typical yield range | 6–10% | 5–8% |
| Tenant type | Corporate, MNC, professional services | Retail brands, F&B, services |
| Lease stability | Generally longer lock-ins, more predictable | More variable, footfall-dependent |
| Key risk factor | Broader commercial/IT sector demand cycles | Footfall, anchor tenant mix, competition nearby |
| Entry ticket size | Typically higher for Grade-A towers | More accessible via smaller mixed-use units |
If steady rental income is genuinely your priority over lifestyle use, commercial real estate in Gurgaon deserves serious consideration — the yield gap over residential is real and well-documented. Office generally offers more predictable, corporate-backed income; retail offers potentially strong returns but leans much more heavily on footfall and tenant mix diligence. Either way, this is a segment where getting hands-on diligence right matters more than the headline yield number.
Commercial real estate offers a genuine yield advantage over residential in Gurgaon, but it demands more diligence — tenant quality, lease terms, and footfall matter more here than in a typical residential purchase.
